Local-first agentic AI
It runs on a box you own, acts before you ask, and works with the devices you already have. Local-first by default — nothing leaves the building unless you turn on an optional cloud feature, and guests are told when you do. The same engine runs a home, a short-term rental, or a hotel.

Why it's different
The brain runs on a box inside the building. By default your conversations, presence, and rooms are reasoned on-property, not shipped to a vendor's cloud. Privacy is the default, not a setting you hunt for — and the few optional cloud features are owner-enabled and disclosed to guests when on.
It reads the day and proposes the next right thing — a freeze tonight, a garage left open, a leak it just caught. Agentic, not a command line. It proposes; you approve.
On a capable machine the whole brain runs locally, and works with the thousands of devices you already own via Home Assistant. It keeps working — lights, scenes, answers — even when the internet drops.
Any box, any model, any voice. It runs on a mini-PC, an NVIDIA DGX Spark, or an RTX PC — the installer targets Ubuntu Linux (22.04/24.04 LTS) today. No required hardware, no required cloud, no one vendor you can't leave.

Live in production
Our reference short-term rental is a real Airbnb running HomeAI today: guests talk to a named in-room concierge, set the scene by voice, and ask the house anything — answered by a brain that sits in the property and, by default, keeps the conversation on-box.
